Arizona Market Data Hub (Updated Q4 2026)

Why this page exists

I'm Clayton Wolfe, Partner at The Agency in Scottsdale. I've represented buyers and sellers in Paradise Valley, Scottsdale, and Arcadia since 2020. This page is the index to the data work on my site.

Every guide below pulls its market statistics from the Cromford Report. Where a page shows individual sales, those come from ARMLS sold records cross-checked to the Maricopa County Recorder, then reconciled to the matching Cromford figure.

Each row tells you what the page shows and how often I update it. If a figure on any page is stale against its stated update date, it is a mistake, and I want to hear about it.

Where these numbers come from

The Cromford Report is the source of truth for every market statistic on this site. Where Cromford publishes a figure, I use Cromford's figure and nobody else's.

Individual sales come from ARMLS sold records, cross-checked to the Maricopa County Recorder. Any total, median, or count built from those rows is reconciled to the matching Cromford figure before it goes live. These are data and reference pages; for current inventory I link to a live search on my site.

Questions buyers ask me

Short answers to the questions I hear most. Each one is covered in more depth above.

Each page carries its own cadence in the tables above. The two trackers move fastest: the Paradise Valley $10M+ tracker updates in the first week of each month, and the Arizona record list updates when a new record closes. Price and enclave pages update quarterly.

Every median, average, price per square foot, count, and days-of-supply figure comes from the Cromford Report. I do not pull market statistics from Zillow, Redfin, or Realtor.com.

From ARMLS sold records, cross-checked against the Maricopa County Recorder's deeds and Affidavits of Property Value. I reconcile any aggregate I build from those rows to the Cromford Report before publishing.

Yes. Each table has a source line and an as-of date so an advisor can screenshot it and trace the figure. If you need a figure pulled to a specific date, ask and I will source it.

No. These are data and reference pages. For current inventory I link to a live search on my site, which reflects what is actually listed.
