Candelaria Design Associates is a Scottsdale-based architecture firm founded by Mark Candelaria in 1999. Before the firm, Candelaria led the residential practice at the Phoenix firm CCBG Architects for 18 years. The firm is known for classically grounded luxury residential work and designed the home behind the current Arizona record sale.
Clayton Wolfe and The Agency Scottsdale are not affiliated with Candelaria Design unless stated. Attributions are from public records and the firm's published portfolio.

Classical proportion. Symmetry, balanced massing, and formal entry sequences rather than asymmetric modern lines.
Mediterranean and Spanish vocabulary. Tile roofs, stucco and stone, arched openings, and courtyards appear across much of the portfolio.
Grand but resolved scale. The homes are large, including the 20,919-square-foot record house, but proportioned so the size reads as composed rather than sprawling.
Material permanence. Natural stone, clay tile, and heavy timber, chosen to age well rather than to date quickly.
Courtyard and axial planning. Rooms organized around courtyards and sightlines, a Mediterranean planning habit that suits the desert.
Collaboration with top builders and designers. The record home paired Candelaria with Arcadia Custom Builders and interiors by Katie Bowe Design, a typical high-end team.
How to verify attribution. To confirm a home is a Candelaria Design home, check three sources: the stamped plans on file with the Town of Paradise Valley permit record, the listing history in ARMLS where the architect is named, and the firm's own published portfolio. An architect named only in marketing copy, with none of these to back it, is unconfirmed.
What these homes typically require. Large Mediterranean homes carry real upkeep: clay-tile roofs need periodic inspection and flashing repair, natural stone and stucco need sealing and crack maintenance, and the mechanical systems in a 10,000-plus-square-foot house are substantial. Insurance tracks replacement cost on high-end materials, so premiums run above a standard home. Budget for specialized trades, not a general handyman.
How to find current inventory. What is for sale by any architect changes constantly. For current listings that may include Candelaria Design homes, use my Paradise Valley search rather than a portal snapshot.
Short answers to the questions I hear most. Each one is covered in more depth above.
Yes. The $40.24 million home at 5531 East Mockingbird Lane, which closed July 2026, was designed by Candelaria Design and built by Arcadia Custom Builders.
Check the stamped plans in the Town permit file, the ARMLS architect field, and the firm's portfolio. Marketing copy alone is not confirmation.
Classically grounded luxury, often Mediterranean or Spanish, with symmetry, courtyards, and permanent materials.
The portfolio skews large, but the signatures are about proportion and material, not only size.
More than a standard home. Tile roofs, stone, and large mechanical systems need specialized, scheduled upkeep.
