Stage 1
The Listing Process
How Clayton prepares, prices, and markets a home, from the first walkthrough to closing.
Stage 1
Every engagement begins with an in-home walkthrough. Clayton sees the property in person, listens to your timeline and priorities, and pulls the data that matters: recent comparable closings in your neighborhood, current competing inventory, and the specific buyers actively searching at your price point. From there, he develops a pricing strategy and positioning concept tailored to the home. By the end of this stage, you have a pricing band, a target-buyer profile, and a clear plan for what the marketing program needs to accomplish.
Stage 2
Once the strategy is set, Clayton coordinates everything that needs to happen before the home goes live. Staging consultation, contractor and repair coordination, professional architectural photography, cinematic listing and lifestyle film, drone aerial work, 3D Matterport walkthrough, copywriting, and a custom property website. Most pre-listing programs take two to four weeks, longer if the home needs significant preparation.
Stage 3
The home is published to the MLS, presented as a Zillow Showcase listing, and syndicated to Realtor.com, WSJ Real Estate, JamesEdition, Mansion Global, Luxury Portfolio International, REALM Global, and The Agency's global network of more than 150 offices in 14 countries. Paid digital campaigns target qualified buyers in Paradise Valley, Scottsdale, and surrounding ZIP codes. Print collateral and broker mailers go out the same week. Where appropriate, the home is previewed privately to vetted buyers and a curated broker list before the public reveal.
Stage 4
Open houses for both private guests and the broker community. Weekly seller updates with showing activity, online engagement, and competitor movement. Refreshed paid digital creative as the audience sharpens. Sellers can follow the listing's performance at any time through Clayton's proprietary listing analytics platform. Inbound inquiries are qualified and managed personally by Clayton.
Stage 5
Every offer is evaluated against current comparable sales, terms, contingencies, and buyer strength. In multi-offer situations, Clayton manages a structured process designed to maximize price without losing the strongest buyer. Through escrow he manages inspection negotiations, appraisal, lender coordination, and the closing timeline so you can focus on the move. Most of Clayton's business comes from past clients and their referrals.
