A small guard-gated enclave of large, well-built homes: lots, rebuild rules, and recent sales.
Finisterre (Updated Q4 2026)

I'm Clayton Wolfe, Partner at The Agency in Scottsdale. Finisterre is a compact guard-gated community of large homes on roughly one-acre lots, and inventory here is scarce.
The published neighborhood median is about $5.15 million, above the town-wide figure, because the homes are large and well-built. The published typical assessor value is high relative to the median, which tells you the improvements are substantial.
Recent closes have run from the low teens of millions for new construction. When something comes up inside the gate, it often sells before it hits the open market.
The appeal is a finished, private enclave where most of the work is already done. You are buying a house as much as a lot.

Boundaries and the Assessor map. Finisterre is a small gated tract in the central part of town behind its own entry. On the Assessor viewer, look for the Finisterre plat and its uniform one-acre lots. Read these by house condition and vintage; because lots are uniform, the house drives most of the value spread.
Lot sizes and typical acreage. Lots are close to one acre, with a published typical lot around 46,000 square feet. The uniformity is the point: predictable parcels, predictable setbacks, large homes. A flat one-acre lot inside a gate builds cleanly and resells to a known buyer.
Hillside and height rules. Finisterre is largely flat, so it generally sits outside the Hillside Development Area. Standard R-43 limits apply: 24 feet from natural grade, a 40-foot overall cap, and a 25 percent floor-area ceiling. With little slope, the floor-area cap and the community's own review shape what gets built.
HOA and the gate. Finisterre has an association that staffs the gate and administers architectural review. Rebuilds and major exterior changes go through that review in addition to the Town. Dues fund the gate and common areas; include them in the carrying-cost math.
View corridors and orientation. This is a privacy enclave rather than a view enclave. Mature landscaping and interior siting matter more than a distant mountain sightline. Rear-yard orientation and pool placement drive livability here.
What is being built now. New construction inside Finisterre is occasional and tends toward large, finished custom homes. Builders active here recently include J.M. Wall Development and BedBrock Developers. Permit-derived detail is on the Paradise Valley new-construction pipeline.
How to search current inventory. Finisterre rarely has more than a listing or two at a time, and some trade quietly. For current access, use my Paradise Valley search and reach out.

Short answers to the questions I hear most. Each one is covered in more depth above.
It is a small gated tract of large homes that owners tend to hold. Some sales close before they reach the open market.
Close to one acre and fairly uniform, so the house, not the lot, drives most of the value spread.
Yes. An association staffs the gate and runs architectural review, which applies on top of the Town's process.
Recent closes ran $12 million to $15.7 million for large new and recent builds around 7,300 to 8,100 square feet.
Not in the mountain sense. Finisterre is about privacy, scale, and finish rather than a distant sightline.
