What is being built in Paradise Valley right now, by corridor, builder, and square footage. Permit-derived, no prices.

Paradise Valley New-Construction Pipeline (Updated Q4 2026)

By Clayton Wolfe, Partner at The Agency · Published November 2, 2026 · Last updated November 2, 2026

The short answer

I'm Clayton Wolfe, Partner at The Agency in Scottsdale. I've represented buyers and sellers in Paradise Valley since 2020, and I keep this pipeline because new construction is where the top of this market gets made two years ahead of the closing.

This page is permit-derived. It shows corridor, builder, architect, permitted square footage, permit date, and estimated completion. It carries no prices and does not describe any home as for sale. For current inventory, use the search link at the bottom.

Most of what is going up in Paradise Valley is one house at a time on an existing lot, built by a custom or spec builder, not a subdivision. The homes on this list run from about 7,000 to 12,000 square feet.

The value of this page is the thing the portals cannot show you: who is building where, and at what size, before the home is finished and listed.

What is being built now

Each row is one home under construction or recently completed in Paradise Valley, grouped by corridor. No prices and no availability. Builder and square footage are from new-construction records; architect is shown where the record names one; permit date and estimated completion are confirmed from Town of Paradise Valley permit records on the quarterly refresh.

What I watch in the pipeline

Who the active builders are. A handful of firms account for most of the homes going up. BedBrock Developers, Travis Custom Homes, and Temac each have more than one active site this cycle. The rest of the list is single-home custom builders. When the same builder appears in two corridors, it usually means a repeatable product at a known price band.

Square footage is the honest signal. The permitted size tells you more than any render. Most homes on this list are permitted between 7,500 and 9,500 square feet. A permit above 11,000 square feet, like the Mummy Mountain and Vista Camello homes, is a different buyer and a longer build.

Corridor concentration. Bret Hills and Mummy Mountain each show two active builds this cycle. That tells a buyer where the lot supply and the teardown activity are, and where to expect more new product in the next 24 months.

Architect disclosure is uneven. New-construction records name a builder far more often than an architect. Where the record names a design firm, I show it. Where it does not, the cell is blank until I confirm the architect from the plans on file or the firm's portfolio.

Permit date and completion lag. A permit date and a firm completion date come from the Town's permit file, not the listing. I confirm those on the quarterly refresh and fill them in. Until then those cells stay blank rather than carry a guess.

Spec versus commission. A spec home is built on the builder's own risk and sold on completion. A commissioned home is built for an owner and never hits the market. This list captures spec and owner-permitted homes that show up in the construction record; it will not show a quiet private build.

How to read this pipeline

  • Corridor, not address. I group by enclave or corridor on purpose. This page reports construction activity, not a listing, so it carries no address and no price.
  • Permitted square footage. This is the conditioned area on the construction record. It can differ from the final ARMLS living area once the home is finished and measured.
  • Estimated completion. Where shown, this is the builder's stated completion year. A firm date is confirmed from the Town permit file on the quarterly update.
  • Blank cells. A blank means I have not yet confirmed that field from a primary record. It is never a hidden guess.
  • Recently completed. A 2026 completion that has already finished stays on the list through the current quarter so the record of who built what is complete.

For how these homes price once they list, see what builders pay for Paradise Valley lots and the Paradise Valley $10M+ sales tracker.

Questions buyers ask me

Short answers to the questions I hear most. Each one is covered in more depth above.

Sometimes. A spec builder may sell during construction, and a commissioned home may come available if plans change. I approach the builder directly on a client's behalf. This page does not market any of these homes as available; it reports that they are being built.

Because this is a permit-derived page, and a construction record carries no price. Pricing shows up when the home lists or closes. I track closed prices on the $10M+ sales tracker.

I refresh it quarterly. Permit dates and completion dates are confirmed against Town of Paradise Valley permit records at each refresh, which is when the Last updated date changes.

This cycle, BedBrock Developers, Travis Custom Homes, and Temac each show more than one active Paradise Valley site. The rest are single-home custom builders.

Most are permitted between about 7,500 and 9,500 square feet. A few exceed 11,000. The permitted figure is the construction record, not the final measured living area.
