Residence types, HOA and resort-service structure, resale, and how to see them, at the Palmeraie.

Ritz-Carlton Residences, Paradise Valley (Updated Q4 2026)

By Clayton Wolfe, Partner at The Agency · Published November 2, 2026 · Last updated November 2, 2026

The short answer

I'm Clayton Wolfe, Partner at The Agency in Scottsdale, and I represent buyers and sellers at the Ritz-Carlton Residences, Paradise Valley. This is the branded-residence option for buyers who want a lock-and-leave home with full hotel services.

The Residences sit within the Palmeraie master-planned community at the Scottsdale and Indian Bend corner, on the Scottsdale and Paradise Valley border. The developer is Five Star Development.

The community pairs single-level villas with larger estate homes, and residents have access to Ritz-Carlton services. The trade-off versus a traditional Paradise Valley estate is land and privacy for service and convenience.

What the portals will not explain is how the HOA and service structure actually works here, which is the thing most buyers ask about.

Residence types

The community was planned around two residence types. Confirm current availability through the search below.

HOA and resort-service structure

The Residences carry a monthly association fee that funds exterior maintenance, roof, insurance, water, sewer, trash, grounds, and street maintenance, along with the guarded entry, concierge, fitness, spa, and clubhouse. Reported monthly fees have ranged with the residence; treat any single figure as unit-specific and confirm it against the governing documents.

More than one association can appear in the record for a given residence, and the branded Ritz-Carlton services layer on top of the HOA. Before you write an offer, read the disclosure packet so you know exactly what the monthly covers and what is a separate resort charge.

Resale, my current listing, and how to tour

Resale history. Resale activity at the Residences is public record. Rather than name specific units here, I keep current and recent closings in my search so the data stays live; the resale table is a pending add once the full closed-sale history is pulled and confirmed. For context on the broader top of the market, see the Paradise Valley $10M+ sales tracker.

My current listing. I have a current listing at the Ritz-Carlton Residences. For the specific residence, pricing, and a private tour, start the conversation or see my listings. I will add the residence details to this page once it is live in the feed.

How to tour and search. What is available at the Residences changes with the development and resale cycle. For an accurate, current list, use my Paradise Valley search filtered to the Palmeraie rather than a portal snapshot.
