Lot sizes, rebuild economics, and recent sales in one of the town's most active new-build pockets.
Camelback Country Club Estates (Updated Q4 2026)

I'm Clayton Wolfe, Partner at The Agency in Scottsdale. I work this pocket often, because it is one of the busiest teardown-and-rebuild corridors in Paradise Valley.
Camelback Country Club Estates sits on flatter ground than the mountain enclaves, which makes the lots easier and cheaper to build on. The published neighborhood median here is about $7.55 million, well above the town-wide $4.25 million.
Most of what trades is either a new build on a flat acre or an older home bought for the lot. Recent closes have run from the mid-nine millions to the low teens.
The thing to understand here is the rebuild math. A flat, unencumbered acre near the club is worth more to a builder than almost any sloped parcel.
Recent higher-end recorded sales in Camelback Country Club Estates and the adjoining Club Estates plats, most recent first.

Boundaries and the Assessor map. The enclave surrounds the Camelback Golf Club corridor in the central-south part of town, generally south of Lincoln Drive. On the Assessor viewer, look for the Camelback Country Club Estates and Club Estates plats. Read the parcels by frontage and depth; golf or open-space frontage changes value more than a few thousand square feet of lot.
Lot sizes and typical acreage. Lots cluster near one acre, with the published typical lot around 46,000 square feet. That is the sweet spot for a spec builder: enough for an 8,000 to 10,000 square foot home without triggering Hillside review. A flat acre is the most liquid parcel in town.
Hillside and height rules. Most of this enclave is flat, so it generally falls outside the Hillside Development Area. Standard R-43 limits apply: 24 feet from natural grade, a 40-foot overall cap, and total floor area no more than 25 percent of the lot. The floor-area cap, not Hillside grading, is usually the binding constraint here.
HOA or no HOA. Portions of the Club Estates plats carry an association with architectural review; other parcels nearby do not. Whether a given lot is inside an HOA changes the rebuild timeline, so confirm the plat before you plan a teardown.
View corridors and orientation. This is not a view enclave in the mountain sense. Value comes from golf and open-space frontage, mature landscaping, and proximity to the resort corridor. South-facing rear yards and golf frontage are the orientation premiums here.
What is being built now. This is one of the most active new-build pockets in town, with spec and commissioned homes from builders including Patterson Homes, Paramount Luxury Development, and E&S Builders. Permit-derived detail is on the Paradise Valley new-construction pipeline.

Short answers to the questions I hear most. Each one is covered in more depth above.
Because the inventory skews toward new and recent builds on flat, buildable acres, which price well above the town-wide mix.
Often yes. A flat acre with no Hillside review is the fastest and most predictable lot to build on in Paradise Valley.
Some Club Estates plats are; adjacent parcels are not. Confirm the plat before planning a rebuild, because it changes the approval path.
Recent closes ran roughly 6,300 to 8,100 square feet, pricing from the mid-nine millions to $14 million.
Rarely. Value here is golf frontage, flat buildable land, and the resort corridor, not a Camelback sightline.
